Why it's cheaper

Three reasons rentvesting is fundamentally cheaper

The savings aren't a trick. They come from three structural advantages built into the strategy.

1. Land-only stamp duty

On a new house-and-land package, stamp duty applies only to the land — not the build. On a $600K investment with $350K of land, that's $13,830. Compare that to $46,070 on an $850K established home. $32,240 saved before you've even unpacked.

2. The tax shield

Every dollar of interest, every dollar of holding cost, plus the building's depreciation — all deductible against your other income. On a $600K new build with two earners on $150K and $75K, that's $9,517 the ATO refunds you in Year 1 — every year the property is producing income.

3. A smaller, smarter entry

A $600K growth-area investment costs less to enter than an $850K inner-city home. Smaller deposit. Smaller loan. Less exposure if rates move. And the property is chosen on investment merit — capital growth, rental demand, depreciation — not whether the kitchen has nice tiles.

But I want to own where I live eventually.

Most rentvestors do. The strategy isn't "rent forever". It's "build wealth through property now, while you save up for the home you actually want". Many of our clients end up selling the investment property to fund their dream-home deposit, or refinancing it to access the equity.

What if I want to move into the investment property later?

You can. The strategy is flexible — you can sell, move in (which changes the tax treatment going forward), or keep it indefinitely. We'll model both pathways during your strategy session.

What about capital growth on the cheaper property?

Worth being honest here. The inner-city property you'd otherwise buy probably grows faster in absolute dollar terms — a 5% rise on $850K is $42,500; on $600K it's $30,000. Rentvesting's edge is the cash flow plus the lower entry point — meaning you're in the market earlier and benefiting from growth on something, instead of waiting another 3–5 years to be in at all.

What if I bought the same $600K property as my home?

The savings shrink to about $10,500 upfront and a $625/wk break-even rent — still ahead, but not dramatically. The point of rentvesting isn't "use the tax mechanism on whatever property". It's "choose the right property for investment — not for living in". Those are fundamentally different decisions, and the biggest savings come from buying smaller and smarter, not just rebadging the same purchase.

Is this for first-home buyers?

It can be — but first-home buyers lose certain concessions (stamp duty discounts, the first home owner grant) by investing first. We'll model both pathways during the strategy session so you see which actually leaves you better off. Sometimes the FHB concessions are worth more than the rentvesting advantage. Sometimes they're not.

What are the risks?

Property investment isn't free of risk. Interest-rate movements, vacancy periods, slower-than-expected capital growth, and shifting tax legislation around negative gearing can all affect the outcome. We model conservative scenarios in your strategy session and only recommend rentvesting when the numbers genuinely support it.
