In the May 2026 Federal Budget, the Government limited negative gearing on residential property to new builds, and replaced the 50% CGT discount with cost-base indexation and a 30% minimum tax on gains. Both changes take effect from 1 July 2027.

In other words, a new-build strategy holds on to most of the tax benefits of the previous regime while established property, bought from here on, gets neither.
